This Privacy Policy explains how TC Legacy Holdings LLC (“TC Legacy,” “we,” “us”) collects, uses, and shares information through www.tclegacyholdings.com (the “Site”) and when you call or text us. By using the Site, you agree to this Policy.
1. Information we collect
Information you give us
- Calls and texts. When you call or text us, we receive your phone number, the content of your messages, and anything else you choose to tell us, such as your name, the home you’re interested in, or your move-in timing.
- Showings and applications. When you book a showing or apply for a home through the listings on our Site, you enter that information directly into RentEngine, our leasing software (see Section 3). Rental applications can include your name, contact details, date of birth, income and employment, rental history, and identification, and may include consent to a background, credit, or eviction check.
Information collected automatically
- Server logs. Like most websites, our hosting provider automatically records basic technical information when you visit, such as your IP address, browser type, device type, pages requested, and the date and time. We use it to keep the Site secure and working.
- Cookies and analytics. Our own pages do not set advertising or analytics cookies. The listings embedded on our Available Properties page are provided by RentEngine, which may use cookies and similar technologies under its own privacy policy, including to tell us which leads came from our Site.
2. How we use information
- To respond to your calls, texts, and questions
- To schedule showings and process rental applications, including tenant screening
- To manage leases and resident accounts, including rent, maintenance, and notices
- To understand which marketing brings us renters, and to improve the Site
- To protect the security of the Site, our properties, our residents, and our business
- To comply with the law, including fair housing and consumer reporting laws
3. Third-party services we use
Parts of the Site are provided by other companies. When you use those parts, you are also subject to their privacy policies.
- RentEngine powers our listings, showing scheduling, and rental applications.
- DoorLoop powers our Resident Portal for current residents, including rent payments and maintenance requests.
- Tenant screening providers may provide consumer reports (such as credit, criminal, or eviction history) when you apply and authorize a check.
- Google Fonts supplies the Site’s typefaces. Your browser connects to Google to load them, which shares your IP address with Google.
- Google Maps opens when you click our office address.
- Railway hosts the Site.
4. How we share information
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We share information only:
- With the service providers above, so they can perform services for us
- With consumer reporting agencies, when you authorize a screening check
- When the law requires it, or to protect our rights, property, or safety, or those of our residents and others
- With a buyer or successor if we sell or transfer a property or our business, subject to this Policy
- With your consent
5. Text messaging (SMS)
If you text us or give us your mobile number, we may text you about your inquiry, showings, application, lease, or residency. Message frequency varies, and message and data rates may apply. Reply STOP to opt out, or HELP for help.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the categories above exclude text messaging originator opt-in data and consent. That information will not be shared with any third parties.
6. Tenant screening and consumer reports
If we deny an application or change its terms based in whole or in part on information in a consumer report, we will give you the notice required by the Fair Credit Reporting Act. That notice will include the name of the reporting agency and your right to get a free copy of the report and dispute its accuracy.
7. Data retention and security
We keep personal information only as long as we need it for the purposes described above, including legal, accounting, and record-keeping requirements. We use reasonable administrative, technical, and physical safeguards. However, no website or transmission is ever completely secure.
8. Children
The Site is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has given us information, contact us and we will delete it.
9. Do Not Track
Our own pages do not track you across other websites, so we do not change anything in response to browser “Do Not Track” signals. Third-party services such as RentEngine may handle these signals differently.
10. Your choices and rights
- You can opt out of text messages at any time by replying STOP.
- You can ask us to access, correct, or delete personal information we hold about you by contacting us. We will respond as required by applicable law. Some information, such as lease and screening records, we may need to keep for legal reasons.
- Depending on where you live, state law may give you additional rights. We will honor them as required.
11. Links to other websites
The Site links to and embeds other services. We are not responsible for the privacy practices of websites we do not control.
12. Changes to this Policy
We may update this Policy from time to time. The “Last updated” date above shows when it last changed. Changes take effect when posted.
